1. Who we are

Cheapaco (https://cheapaco.com) is an overview of cheap houses for sale published by third-party brokers. The controller for personal data is:

2. What we collect

We have no user accounts and do not ask you for personal data. We process:

Server logs — IP address, date/time, requested page, browser (user agent), referrer. Purpose: security and operating the site. Legal basis: legitimate interest (Art. 6(1)(f) GDPR). Retention: max. 30 days, unless needed to investigate abuse.
Your consent choice — stored in your browser by Google's consent tool (cookie FCCDCF/FCNEC), not on our server.
Newsletter — if you subscribe, see section “Newsletter” below.
Anonymous view counts — to rank the most viewed houses we count, per house per day, how many different visitors opened it. To avoid counting the same visitor twice on one day, your IP address and browser type are combined with a random value that is replaced every day and turned into a one-way hash; the IP address itself is never stored, and the hashes are deleted the next day. Only the daily totals per house are kept (max. 400 days). No cookies are used for this. Legal basis: legitimate interest (Art. 6(1)(f) GDPR) in knowing which listings are popular.
E-mail — if you contact us, we use your message only to reply. Retention: as long as needed for that, max. 12 months.

3. Advertising (Google AdSense)

We show ads via Google AdSense (Google Ireland Ltd.). Google and its partners use cookies and similar technologies to show, measure and protect ads. Consent is collected with Google's certified consent management platform (Google Privacy & messaging, IAB TCF), shown on your first visit. With your consent ads may be personalised based on your previous visits to this and other websites. Without it, Google serves non-personalised ads, which still use cookies for frequency capping, aggregated reporting and fraud prevention. We use Google Consent Mode v2: all ad and analytics storage is denied by default until you choose in Google's consent dialog. You can change or withdraw your choice at any time via Cookie settings. Analytics (Google Analytics 4)

With your consent (given in Google's consent dialog) we use Google Analytics 4 by Google Ireland Ltd. to measure visits (pages viewed, device, approximate location, referrer). IP addresses are not stored by GA4. Without consent, Google Analytics runs in Consent Mode without setting cookies and only sends cookieless, anonymous signals that Google may use for aggregated modelling. Legal basis: consent (Art. 6(1)(a) GDPR). Data may be transferred to Google LLC in the USA under the EU-US Data Privacy Framework. Retention: 14 months.

If you sign up for our weekly e-mail with the 10 most viewed houses, we process your e-mail address and proof of your consent (date/time of sign-up and confirmation, the version and text of the consent statement, and where on the site you signed up). Legal basis: your consent (Art. 6(1)(a) GDPR; Art. 11.7 Dutch Telecommunications Act).

Double opt-in — you only receive the newsletter after clicking the link in our confirmation e-mail. Unconfirmed sign-ups are deleted automatically after 7 days.
Unsubscribe any time with the one-click link in every e-mail (also via your mail app's “unsubscribe” button). Your e-mail address is then deleted immediately; we keep only an irreversible hash of it (a “suppression list”) and the date, so we can prove you unsubscribed and never mail you again by mistake.
Who sees it — your address stays on our own server. It is never sold or shared, not shown publicly and not passed to partners. Mails are sent through our e-mail provider (the SMTP server of our web host), which acts as a processor.
No tracking — our newsletters contain no tracking pixels; we do not measure whether you open them. Links to listings contain a neutral campaign label (utm_source=newsletter) without any personal identifier.
Retention — as long as you are subscribed. You can withdraw consent at any time; this does not affect the lawfulness of mailings before withdrawal.

4. Maps, scripts and photos from third parties

When you view a page, your browser contacts these services directly, which receive your IP address:

Map tiles — OpenFreeMap (tiles.openfreemap.org), map data © OpenStreetMap contributors; or another configured tile provider (e.g. CARTO).
Map scripts — unpkg.com (Leaflet, MapLibre).
Listing photos — loaded directly (“hotlinked”) from the brokers' websites, without sending a referrer. Photos remain © the broker.

Legal basis: legitimate interest in showing maps and listings. These providers set no cookies via our site to our knowledge.

5. Transfers outside the EU

Google may process data in the USA. Google LLC is certified under the EU-US Data Privacy Framework.

6. Your rights

You have the right to access, rectify, erase, restrict and object to processing, to data portability, and to withdraw consent at any time (via “Cookie settings”) without affecting earlier processing. Contact us at info@cheapavailablecottages.com. You may also lodge a complaint with a supervisory authority, e.g. Autoriteit Persoonsgegevens (Dutch DPA), autoriteitpersoonsgegevens.nl, or the authority in your EU country of residence.

7. Photo removal

Rights holders who want a photo or listing removed can e-mail us; we remove it promptly.

8. Changes

We may update this policy; the date above shows the latest version.
